This was the basic design of the previous developer's (K3 Owners LLC) plans to build a tower that would be perpendicular to the ocean with 220 residential units, (or a condotel with 260 units, part residential and part condotel). The building height was to be 300 feet tall.
So, K3's architects and developers were confident that a building of that type on this lot was doable and profitable, and it was approved by the Waikiki Board in a 10-4 vote. The new developers can do it too! And they should! If they care about the community.
Here's a photo of the tower that could be built here, and which was actually planned and approved to be built on this same lot in 2008.
This is the proposed ground plan of the previous developer. With nice garden areas offset from the road.
Kuhio Ave needs more gardens and green areas. Not just along the sidewalk, but in-between buildings too. It gives depth and character to the streets, and allows sunlight. This is the perfect lot to do this, – instead of building a Wall.
